Mogoditshane East contains a large, dense, young, urban population that arrived faster than the housing, retail, healthcare, schooling and infrastructure built to serve it. That gap is the investable proposition.

The census record makes the case: 14,246 residents in 2001, 57,637 in 2011, and 88,006 across greater Mogoditshane in the constituency information pack.

Meanwhile Gaborone itself recorded 246,325 residents in 2022 and a metropolitan area of 534,842. Mogoditshane East sits inside that metropolitan economy, on its western approach, with the cost base of a district settlement and the catchment of a capital suburb.

This is not a speculative catchment. The people are here, counted, and living within a twenty square kilometre area. The 2022 Delimitation Commission recorded 43,155 residents in Mogoditshane East, and the constituency is classified as entirely urban with no rural localities.

Density of that kind changes unit economics. A clinic, a school, a shop or a fibre run serves a walkable catchment rather than a dispersed one, which shortens payback and lowers the cost of acquiring each customer.
